Seal and enhance is a unique, solvent-base formula designed to eliminate the need to use an Impregnation before using a color enhancer for maximum stain protection and superior color enhancement. Seal & enhance is safe for use on granite, marble, limestone, natural stone, slate, ceramic tile, quarry tile, grout, concrete and masonry surfaces. Seal & enhance will enhance the color and rejuvenate the appearance of tumbled, honed, acid-washed, sandblasted, flamed, textured, even polished stone and tile surfaces. In addition, 511 seal & enhance revitalizes old and worn stone and tile installations. It can be used successfully in both interior and exterior environments and is freeze/thaw resistant.

Very easy to use
The product is very easy to use, the hardest part being on your knees in order to apply it. Make sure that whatever you use to wipe up the excess is absorbent enough. I bought some cheap shop towels that were not absorbent enough on the first application and it was a pain. After that I went to goodwill and bought some inexpensive cotton towels and cut them up, much better. If your in an enclosed space you will need a respirator with a vapor cartridge on it, I got a cartridge for less than $20 that fit my respirator. Vapors cleared up is a few hours with the small windows open and a fan going. Finished product looks very good, not to shinny. The only word of caution is don't apply to too big of an area at once, if the product starts to dry before you wipe it off it will start to get sticky, just apply a little more product onto the sticky area and it will wipe right off. I used this product because I didn't want the travertine to end up too shinny and this is what two professional tile masons recommended.

Finally got around to applying product to slate porch. ...Finally got around to applying product to slate porch. Required two coats as first coat was quickly absorbed. Second coat went much quicker. Applied with roller. Result was a waterproof seal that darkened color of slate somewhat but did not create a shiny surface. Works as advertized.

Worth the expensive priceFor one Gallon, I paid a lot, but my research kept bringing me back to this product. For an 18 x 30 ft flagstone patio, and and 4 x 30 ft walkway, I used most of 2 gallons. The best way to apply it, for me, was with a short, or cut off paint brush ( I went through 3 of them). This will ensure total coverage of every inch of mason and rock. I tried a roller, but it did not get into the nooks and crannies. I also tried a sponge, but the roughness of the stone and mason tears it, and leaves it's pieces in the mix.The first coat will be soaked up and penetrated into the stone. The second coat will show you more of the enhancement features. I did three coats all together, and I am definitely please with the results.

Expensive but decent productI used this product with a pump sprayer to cover my driveway of flagstone. Coverage was good. Product is crazy expensive. I wish it were offered at a lower price in gallon cans.

Expensive, but for slate flooring you can't beat itIf you want to seal and enhance the color of natural stone with a little bit of adjustable shine, this is the only product that lasts. If you have the stone outside in a climate where it might freeze, there is nothing else you can use without risk of freeze thaw damage to the stone.
It goes on sparingly unless the stone is porous. You can control the sheen based on how much you rub off AFTER you let it sit for 3-5 minutes. Do not apply much. You can always do a second coat. Multiple coats give high level of shine.
This product does not flake off like other waxed based coatings.
It is interesting that it is not allowed to be shipped to all States, have not found out why.

easy to put on. just one time and the flag stone is beautiful.love it. going to put on again in the fall. it made the flag stone look great. want to protect it more and make it even more beautiful.
